Prices Mixed, Sales Up in May
- The median sales price for single-family homes fell 4.2% in May from April but was up 3.1% year-over-year.
- The average sales price for single-family homes was down 8.5% month-over-month but up 2.5% year-over-year.
- Sales of single-family homes rose 17.9% year-over-year, with 217 homes sold last month. The average since 2000 is 214.
- The median sales price for condos/lofts was flat year-over-year.
- The average sales price for condos/lofts was up 16.3% year-over-year.
Sales of condos/lofts rose 14% year-over-year, with 252 condos/lofts sold last month. The average since 2000 is 230.
- The sales price to list price ratio for homes rose from 107.5% to 108.8%. For condos/townhomes, it rose from 100.7% to 103.2%.
- Average days on market were 22 for homes and 44 for condos/lofts.
Momentum Statistics
Sales momentum:
- For homes, it rose from –7.9 to –1.5.
- For condos/lofts, it was down 8 points to –18.
Pricing momentum:
- For single-family homes, it rose 2.1 points to –0.6.
- For condos/lofts, it rose 0.4 of a point to –1.1.
